Crozet VA Homes For Sale

Crozet VA homes are wonderful for many reasons...and the lifestyle here is youthful, healthy, safe, and relaxed.



Is Crozet VA a good place to live?



You better believe it. It has everything...but the prices are getting nutty thanks to big builders mass-producing homes like Stanley Martin Homes Crozet VA.



Crozet is located at the base of the majestic Blue Ridge Mountains in Western Albemarle County 18 mins from the city of Charlottesville. The views are spectacular!



Crozet borders the Shenandoah National Park and offers wonderful hiking and mountain biking.



The ancient Blue Ridge Mountains surround the entire valley so everywhere you look you'll see pastoral, verdant farms and the bluest of mountains.




Crozet New Homes



Crozet new homes are built with majestic views in mind. Most offer exceptional views of the ancient Blue Ridge Mountains which are only minutes from town by hike, bike, or car. 



As of 2022, there are only 3 communities that are building Crozet new homes. They are Glenbrook at Parkside, Old Trail, and Glenbrook at Foothill Crossing.



Glenbrook at Parkside



The Glenbrook at Parkside is a 2-car garage, first-floor townhome. The rooms are 3-4 bedrooms and 2.5-3.5 baths. There are to be 22 Crozet townhouses built.



Glenbrook at Parkside is a Stanley Martin Homes development and they give them the sexy name of calling them 'villas'. The villas are ideally located in Crozet however, the lots are ONLY .o7 of an acre. This is tiny and rests assured you will hear your neighbors all the time! I hate this when a developer maximizes their profit in a selfish way. This comes out to $6,066,642.86 per acre!!!



As of Fall 2022, the highest SOLD price for a 3-bedroom, 2.5 bath is $513,565. The median price SOLD is $478,707, and the lowest price paid so far is $444,933.



There are only 2 4-bedroom, 3.5-bath Crozet townhomes for sale. And both are pending. So we have no sold pricing. The highest price asked is $577,879; the median of the two is $554,428, and the lowest is $530,978.



Glenbrook at Parkside fees are as follows: Association Setup / Transfer Fees $809 (so to sell your home it will cost you $809. I have never seen such a high price).



Glenbrook at Parkside's HOA fee is $125 monthly or $1500 annually. Amenities? None are provided by Stanley Martin Homes, however, they are within Claudius Crozet Park so homeowners have access to the new gym, pool, and sports fields. Location 38.065215, -78.692159. My thought? Glenbrook at Parkside is a rip-off.



Glenbrook at Foothill Crossing



Glenbrook at Foothill Crossing offers single-family, new homes in Crozet, VA. 91 are 3 -bedroom, 2.5-bath new Crozet homes. The development is owned by Stanley Martin Homes who seems to be trying to take over this area of Western Albemarle with their Crozet new homes and communities. The homes are built on a petty .11 of an acre so again, there is very little privacy.



As of Fall 2022, there are 91 new homes for sale in Crozet at Glenbrook at Foothill Crossing. Not all are sold...The highest SOLD price for a 3-bedroom, 2.5 bath is $670,408. The median SOLD price is $438,315, and the lowest SOLD price is $348,400.



There are 46 4-bedroom, 2.5 to 3.5-bath Crozet new homes. The highest price SOLD is $763,975; the median SOLD price was $541,806, and the lowest SOLD was $432,552.
